Exim Bank plans to sell US$1b sukuk

Export-Import Bank of Malaysia Bhd (Exim Bank) plans to sell a debut Islamic bond in the global market, the second by an Asian company in 2013 after a two-year absence. The state-owned trade finance provider invited proposals from banks to arrange US$1 billion of dollar-denominated debt for a possible second-quarter offering, said three people familiar with the deal.

The lender aims to increase the proportion of Shariah loans to 30 per cent of the total in two years from 20 per cent now, Chief Executive Officer Adissadikin Ali said in an interview yesterday in Kuala Lumpur, declining to comment on the potential issuance.

Exim Bank will become only the fourth Asian corporate to ever tap dollar sukuk investors after Malaysia’s Sime Darby Bhd, the world’s biggest palm-oil producer, sold US$800 million of notes in January. The government’s US currency Islamic bonds maturing in 2021 yield 2.92 per cent, compared with 3.55 per cent for similar ringgit debt.

"More Asian companies will tap the dollar sukuk market given the pace of regional growth and overseas expansion," Mohamed Azahari Kamil, the Kuala Lumpur-based chief executive officer of Asian Finance Bank Bhd, the Malaysian unit of Qatar Islamic Bank SAQ, said in an interview yesterday. "Islamic borrowing costs for well-rated corporates are cheap."

A sale would be the Kuala Lumpur-based institution’s second foray into the international debt arena. It sold US$500 million of five-year notes that don’t comply with the Quran’s ban on interest in May at a coupon rate of 2.875 per cent. Those securities are rated A3 by Moody’s Investors Service and A- by Fitch Ratings, the fourth-lowest investment grades and the same ranking as the sovereign.

The 2.875 per cent bonds due in 2017 yielded 1.91 per cent yesterday, down 11 basis points, or 0.11 percentage point, from the end of last year, data compiled by Bloomberg show. The Bloomberg Malaysian Sukuk Ex-MYR Index of foreign-currency Islamic debt listed in the Southeast Asian nation rose 0.1 per cent last week to 111.682 and is little changed in 2013.

Exim Bank started offering Shariah-compliant loans in 2009 and plans to increase total lending by 30 per cent in 2013 under a five-year initiative introduced in 2011, Adissadikin said. The company is getting enquiries from Malaysian companies operating overseas that are looking to expand, he said.

"Since we aren’t a deposit-taking bank, we need to consider sukuk to raise funds," Adissadikin said. "This option will allow us to pass on the benefits of lower borrowing costs to our customers so they can be competitive."-- Bloomberg

The opening of the branch in Sabah is also in line with meeting the needs of its growing number of customers throughout the country.

It is also part of Agrobank's commitment to provide modern banking services for the rural community, particularly in agricultural areas such as Ranau district.

At the same time, the Ranau branch is strategically located and the town is a major stopover for vehicles going to Tawau, Semporna, Lahad Datu and Sandakan.

The branch opening was officiated by the state Minister of Tourism, Culture and Environment as well as the state assemblyman for Karanaan (Ranau), Datuk Masidi Manjun yesterday.

CEDAR ialah program yang diwujudkan untuk memberi pendedahan kepada para usahawan melalui pelbagai aktiviti seperti latihan dan kaunseling, penyelidikan dan pembangunan serta seminar.

The tenure of the sukuk issuance ranges from six to 10 years, with profit rates of between 5.39% and 5.88% per year.

“The net proceeds raised from the issuance of the sukuk murabahah will be utilised to finance the capital expenditure requirements of the company,” it said in a filing to the stock exchange yesterday.

1.6 juta jemaah tunai umrah

Riyadh: Bilangan jemaah umrah yang tiba di Arab Saudi sejak tiga bulan lalu mencapai lebih 1.6 juta orang, kata Menteri Haji, Dr Bandar Hajjar, semalam. “Kami jangka kedatangan mencecah bilangan rekod jemaah menjelang bulan Ramadan ini,” katanya yang percaya bilangan keseluruhan jemaah umrah tahun ini akan melebihi enam juta.

Katanya lagi, bilangan jemaah umrah meningkat antara 10 hingga 20 peratus setiap tahun.

Hajjar berkata, kementerian terbabit juga mengatur mesyuarat dengan wakil misi Haji di lebih 70 negara untuk membuat persediaan menjelang musim Haji tahun ini.

Its President, Nuraizah Shamsul Baharin said the members are currently from various sectors such as food and beverage, information communication technology, health and beauty, education, as well as retail and services.

"We want to attract new members through networking sessions, the social media, training and via engagement with government agencies," she told reporters at the "Creating Women Leaders" seminar here Friday.

She said the association is using its own funds derived from members fees to organise activities.

WENA's upcoming activities include the Wena Business TV series featuring tips and "how to" guides from successful entrepreneurs.

"In line with the goal of creating women leaders, the association is inviting established businesses to join WENA's 'Pay It Forward Programme'," said Nuraizah.

She said in this programme, women leaders can actively contribute as mentors, advisors, speakers or networking partners to newer entrepreneurs.

WENA, established in September 2003, is a non-profit association, dedicated towards championing women's rights in business and their professions.

Nuraizah said WENA will work with Cradle Fund Sdn Bhd to encourage more participation from women technopreneurs in utilising the technology and marketing grants available through it.

She said the association is also embarking on a smart partnership with SME Bank to allow numerous funding options for its members.

"We have a great talent pool of entrepreneurs doing amazing things in various industries. But what we have yet to do is extensively highlight and promote these women leaders," Nuraizah said.

She said being a technology oriented association, WENA has also formed an alliance with Cradle Fund in promoting the creation of technopreneurs.

Nuraizah said it will be organising a follow-up workshop to help members identify technology oriented ideas that will be eligible for seed funding or marketing grants.

"For members in non-technology based businesses, WENA has also strengthened their partnership with SME Bank in identifying various funding options for their members," she added.

She said another key alliance is with Kumpulan Modal Perdana's Plug and Play, where WENA is looking into entrepreneurship development and an incubator programme.

SME Bank Officially Launches SME Development Scheme

SME Bank Managing Director Datuk Mohd Razif Mohd Yunus said RM500 million is expected to be disbursed this year for projects including in the oil and gas, healthcare and manufacturing sectors.

"So far we have received 20 applications for the SDS scheme," Razif said after the launch today.

The fund, with minimum financing of RM50,000, will help SMEs to finance fixed assets and also working capital, he said.

The launch was officiated by International Trade and Industry Minister Datuk Seri Mustapa Mohamed.

Mustapa said currently SMEs contribute 32 per cent of Gross Domestic Product and will need to grow a lot faster to achieve the targeted contribution of 41 per cent of GDP by 2020.

Mohd Razif berkata, skim yang menyediakan pembiayaan minimum RM50,000 itu akan membantu syarikat PKS membiayai aset tetap serta modal kerja.

Mustapa dalam ucapannya berkata, pada masa ini sektor PKS menyumbang 32 peratus kepada nilai Keluaran Dalam Negara Kasar (KDNK) dan perlu berkembang lebih pantas untuk mencapai sumbangan sasaran sebanyak 41 peratus menjelang 2020.

Dalam perkembangan lain, Mustapa berkata, pelaburan swasta di Malaysia terus berkembang pada kadar yang kukuh.

Beliau berkata, 2013 adalah tahun pelaksanaan beberapa projek utama yang diumumkan kerajaan di bawah Program Transformasi Ekonomi (ETP).

“Kita ada pelaburan sedang dalam perancangan,” katanya semasa sesi perangkaian MITI dan agensinya dengan sektor swasta.

Malaysia dilaporkan menarik pelaburan swasta bernilai RM110 bilion pada 2012 berbanding RM94 bilion pada 2011.

Pertumbuhan lima peratus (SME Bank)

Kuala Lumpu: Kementerian Perdagangan Antarabangsa dan Industri (MITI) yakin pertumbuhan ekonomi Malaysia akan terus berkembang pada kadar yang disasarkan iaitu 5.0 peratus tahun ini. Menterinya Datuk Seri Mustapa Mohamed berkata, prestasi ekonomi Malaysia berkembang 6.4 peratus dalam suku keempat tahun lalu iaitu kadar pertumbuhan suku tahunan tertinggi yang dicatatkan negara ini dalam tempoh dua setengah tahun.

“Peningkatan dalam pelaburan swasta juga adalah disebabkan usaha kerajaan menjadikan Malaysia hab pelaburan yang menarik dari segi kestabilan politik dan infrastruktur yang baik,” katanya pada sidang media sempena pelancaran Skim Pembangunan SME Bank (SDS) di Kuala Lumpur, semalam.

TH Plantations expects to own 110,000ha by end-April with purchase of 14,000ha in Kalimantan

KUALA LUMPUR: TH Plantations Bhd's (THP) land bank is expected to reach 110,000ha by end-April once the group completes the acquisition of 14,000ha of land in Kalimantan. Chief executive officer Datuk Zainal Azwar Zainal Aminuddin said the acquisition of PT Persada Kencana Prima, which owned the land, was in the midst of completion.

Speaking after the group EGM, he said the group's total plantation land bank now stood at 97,592ha after the acquisition of two oil palm plantation companies in Sarawak for RM254.59mil.

During the EGM, shareholders approved the acquisition of Bumi Suria Ventures Sdn Bhd and Maju Warisanmas Sdn Bhd.

Zainal said upon completion of the acquisitions, THP's total land under oil palm cultivation would increase to 66,980ha from 60,790ha currently.

Following the acquisition, the output of fresh fruit bunches would increase from 500,000 tonnes to 800,000 tonnes per year, he added.

“These acquisitions are timely and in line with our continued expansion plan at strategic locations to complement the existing growth strategy.

USAHAWAN yang terlibat dalam industri halal mempunyai akses luas terhadap bantuan kerajaan dan tidak hanya terhad kepada bantuan perniagaan industri halal bernilai kira-kira RM200 juta yang diperuntukkan melalui Bajet 2013.Ketua Eksekutif SME Corp, Datuk Hafsah Hashim berkata, usahawan industri halal boleh memohon bantuan lain yang diperuntukkan melalui skim perniagaan muda bernilai RM50 juta dan RM1 bilion yang dikhususkan kepada SME Bank.

Hafsah menyampaikan pembentangan berhubung pemerkasaan PKS dalam industri halal di Malaysia semasa sesi dialog bersama media di Kuala Lumpur, semalam.

Beliau menafikan dakwaan sesetengah pihak yang menyatakan kerajaan hanya menyediakan dana berjumlah RM200 juta bagi usahawan kecil sederhana yang terlibat dalam industri halal negara.

“Usahawan ini juga boleh memohon bantuan dana menerusi Skim Pembiayaan PKS Patuh Syariat bernilai kira-kira RM2 bilion di bawah perbankan komersial sebagai pilihan bagi mendapatkan pembiayaan,” katanya pada sesi dialog bersama media tentang perkembangan industri halal negara di Kuala Lumpur, semalam.

Objektif dialog itu bertujuan mengungkai persoalan tentang tanggungjawab serta peranan pelbagai agensi terlibat dalam pembangunan halal negara serta mewujudkan pemahaman lebih baik tentang industri itu.

Kerajaan memperuntukkan kira-kira RM2.25 bilion melalui Bajet 2013 untuk industri kecil dan sederhana dengan RM1 bilion dikhususkan untuk pembangunan PKS, RM200 juta untuk pembiayaan perniagaan industri halal dan RM50 juta untuk skim perniagaan muda.

Baki RM1 bilion pula diperuntukkan kepada SME Bank khusus sebagai sumber pembiayaan untuk Bumiputera atau syarikat milik Bumiputera yang mengambil alih aset bukan teras milik Khazanah Nasional Bhd dan Permodalan Nasional Bhd (PNB).

Sesi dialog bersama media itu dirasmikan Ketua Setiausaha Kementerian Perdagangan Antarabangsa dan Industri Luar, Datuk Dr Rebecca Fatima Sta Maria.

Terdapat desa-desus bahawa ahli perniagaan itu sedang dalam proses menganggotai lembaga pengarah Patimas Computers Bhd, sebuah syarikat yang sedang menghadapi tekanan kewangan.

Abdul Azim menerusi Syawaras Sdn Bhd dan bersama-sama China Private Equity Investment Holdings Ltd memiliki hampir 15 peratus dalam Patimas Computers.

Syarikat itu dan anak-anak syarikatnya kini terlibat dalam pembekalan perkhidmatan, penyelesaian dan produk Teknologi Maklumat dan Komunikasi (ICT).

Patimas Computers yang diletakkan di bawah Nota Amalan 17 perlu diselamatkan atau akan menghadapi penyahsenaraian Bursa Malaysia. Ia melaporkan kerugian bersih selepas audit sebanyak RM85 juta untuk tahun kewangan berakhir 31 Mac, 2012.

Sementara itu, dalam satu kenyataan kepada Bursa Malaysia pada Khamis, Patimas Computers berkata ia telah mendapatkan perintah mahkamah untuk menghalang pemiutang daripada mengambil tindakan undang-undang sepanjang tempoh 60 hari.

"Perintah Menghalang itu akan membolehkan Patimas menumpukan pada memuktamadkan cadangan skim pengaturan tanpa gangguan tanpa perlu mengalihkan perhatian dan sumbernya untuk mempertahankan serta menguruskan apa-apa tindakan daripada pemiutang kumpulan," katanya.

Ia berkata skim cadangan itu akan diumumkan pada masa yang sesuai.

Tabung Haji tambah hartanah di London

LEMBAGA Tabung Haji (Tabung Haji) berhasrat terus mengukuhkan pelaburan pasaran hartanah luar negara apabila ia bercadang membeli bangunan keduanya di London pada harga £205 juta (kira-kira RM984 juta). Pengurus dana simpanan jemaah haji itu kali ini mengemuka tawaran untuk membeli sebuah bangunan pejabat yang dikenali sebagai 151 Buckingham Palace Road, SW1 di tengah London.

Sumber industri berkata, dalam membuat tawaran itu, Tabung Haji juga bersaing dengan beberapa pengurus dana terkemuka global termasuk dengan dua pengurus dana pencen tempatan iaitu Kumpulan Wang Persaraan Diperbadankan (KWAP) dan Kumpulan Wang Simpanan Pekerja (KWSP).

Bangunan mewah

Namun begitu, sumber berkata, Tabung Haji pada dasarnya sudah bersetuju untuk membeli bangunan mewah daripada syarikat hartanah terkemuka global, Ivanhoé Cambridge.

“Jika ia dapat dimuktamadkan, maka ini adalah urus niaga pembelian hartanah kedua Tabung Haji di London. Bangunan pejabat yang mempunyai keluasan 193,693 kaki persegi itu menawarkan pulangan tahunan yang lumayan iaitu di bawah tujuh peratus,” katanya kepada BH semalam.

“Pulangan tahunan yang lumayan itu menarik minat Tabung Haji untuk membeli bangunan berkenaan,” jelasnya.

Sumber itu menjelaskan bangunan enam tingkat 151 Buckingham Palace Road itu dibangunkan oleh Greycoat Plc dan reka bentuknya pula direka oleh Arup Associates.

Beliau berkata, bangunan itu terletak di lokasi yang strategik iaitu berhampiran Victoria Station, iaitu hab pengangkutan paling sibuk di Central London.

“Tabung Haji kini giat meninjau peluang untuk meningkatkan pelaburannya dalam sektor hartanah kerana dikenal pasti sebagai langkah terbaik untuk memperoleh pulangan tinggi bagi membolehkannya memberi pulangan yang baik kepada 8.2 juta pendepositnya,” katanya.

Sebelum ini, Pengarah Urusan Kumpulan dan Ketua Eksekutifnya, Datuk Ismee Ismail berkata, Tabung Haji akan terus mempergiatkan pelaburannya dalam sektor hartanah yang mampu menawarkan pulangan sehingga enam peratus.

Beliau berkata pihaknya memperuntukkan kira-kira 13 peratus daripada RM38.4 bilion dana miliknya untuk pelaburan dalam sektor hartanah di dalam dan di luar negara.

Pendapatan berulang

Katanya, langkah Tabung Haji meningkatkan pelaburan dalam sektor hartanah itu juga turut dipengaruhi oleh faktor untuk mendapatkan pendapatan berulang dalam bentuk sewaan.

Antara pembabitan terbaru Tabung Haji dalam pelaburan hartanah ialah pembinaan Kompleks Haji di Lapangan Terbang Antarabangsa Kuala Lumpur (KLIA) dan Alor Setar, manakala pelaburan di luar negara pula ialah pembelian hartanah komersial di London tahun lalu.

Pada tahun lalu, Tabung Haji membeli sebuah bangunan pejabat premium di 10 Queen Street Place, London daripada pemiliknya Jaguar Capital pada £165 juta (RM792 juta).

Menurutnya, garis panduan yang berkuat kuasa bermula 1 Mac 2013 bertujuan memberi panduan kepada koperasi bagi melaksanakannya aktiviti Ar-Rahnu secara lebih teratur dan berhemat.

“Ia juga bertujuan bantu anggota koperasi dan orang ramai mendapatkan skim pembiayaan tunai dengan mudah dan cepat berlandaskan hukum syarak,” katanya.

Bagi aktiviti Ar-Rahnu sah dari segi Syariah, lima rukun hendaklah dipatuhi iaitu penggadai, pemegang gadaian, marhum, nilai marhum dan akad.

Menurutnya, tempoh gadaian adalah enam bulan dan boleh dilanjutkan dengan syarat upah simpan bagi tempoh lalu telah dijelaskan sepenuhnya.

“Kadar upah simpanan maksimum adalah satu peratus sebulan ke atas nilai marhum,” katanya.

More Cooperatives To Provide Ar-Rahnu Service This Year

Among the conditions set by SSM for the provision of Ar-Rahnu include members of a cooperative having RM500,000 in funds and a good administration, Ismail Sabri said at the launch of SKM's guidelines for Ar-Rahnu activities, here, Thursday.

The chances of the 71 cooperatives getting the approvals are high if they meet the regulations set by the SKM, its Head of Sector (Operational and Supervision), Haji Mat Deris Jusoh told Bernama following the launch.

Ismail Sabri said the financing of 51 cooperatives involved in Ar-Rahnu activities last year amounted to RM520 million and with the approval of 71 more cooperatives this year, the amount could double up.

"From the 51 cooperatives last year, 27 cooperatives now individually provide the Ar-Rahnu service while another 24 cooperatives are operating along a franchise line under the Ar-Rahnu X'Change Bank Rakyat scheme," the minister said.

Meanwhile the set of guidelines launched today is expected to be enforced March 1, and they are expected to help Ar-Rahnu operators towards providing a more streamlined and efficient service.

Pawn shop activities in Malaysia come under the Pawnbrokers Act 1972 but there are currently no special laws covering the activities and operations of Ar-Rahnu which is also based along the pawnshop system.

The cooperative sector is among the major movers in the Islamic pawnshop activity currently.

The Ar-Rahnu service is aimed at helping people as well as cooperative members to get easy access to cash financing, based on Syariah principals, for the purpose of business capital, education as well as for expansion of their small and medium businesses.

Under the guidelines, the cooperatives will be allowed to provide financing not amounting to more than RM50,000 or more than 70 per cent of the value of the pawned item.

Beliau berkata permohonan 71 koperasi itu akan diluluskan jika tiada masalah mengikut keperluan dan syarat garis panduan yang telah ditetapkan oleh Suruhanjaya Koperasi Malaysia (SKM).

Antara syarat dalam garis panduan itu ialah RM500,000 kumpulan wang anggota, tadbir urus yang baik dan dibenarkan melaksanakan aktiviti Ar-Rahnu, katanya.

"Pada 2012, pembiayaan 51 koperasi yang terlibat dalam aktiviti Ar-Rahnu berjumlah RM520 juta dan jika 71 koperasi yang masih dalam proses dan dapat diluluskan tahun ini, pembiayaan tersebut boleh dua kali ganda jumlahnya," kata Ismail Sabri.

"Daripada jumlah 51 koperasi tahun lepas, kini sebanyak 27 koperasi telah melaksanakan aktiviti Ar-Rahnu secara persendirian, manakala 24 koperasi lagi menjalankan secara francais menerusi skim Ar-Rahnu X'Change Bank Rakyat," katanya.

Pada tahun ini, katanya sebanyak 71 koperasi dijangka melaksanakan aktiviti Ar-Rahnu berbanding 51 koperasi yang menjalankan secara persendirian dan francais di bawah skim Ar-Rahnu X'Change Bank Rakyat, tahun lepas.

Naib Presiden Kanan dan Ketua Jabatan Perniagaan Komunitinya Azaddin Ngah Tasir berkata, melalui skim itu sekolah digalakkan menanam sikap suka menabung dan ia juga adalah satu pertandingan yang sihat bagi penabungan yang tinggi dan kerap antara sekolah serta pelajar.

“Kami memberi komitmen sepenuhnya bagi memastikan SGSP mencapai sasaran yang lebih tinggi tahun ini kerana dari segi pasaran ia masih lagi luas dan kami menyasarkan peningkatan 50 peratus bagi jumlah simpanan dan pelajar.

“Malah, setakat ini penyertaan SGSP berjumlah lebih 370,000 pelajar dengan nilai simpanan sebanyak RM240 juta yang membabitkan 3,800 sekolah di seluruh negara,” katanya kepada Bisnes Metro.

Menurutnya, di bawah SGSP ini wang simpanan boleh dikeluarkan pada bila-bila masa dan seorang pelajar hanya dibenarkan mendaftar satu akaun saja.

Azaddin berkata, BSN turut memberikan kadar faedah yang lebih tinggi untuk SGSP berbanding simpanan biasa iaitu 1.40 peratus bagi baki akaun RM25,000 ke bawah dan 1.90 peratus untuk RM25,000 ke atas.

Beliau berkata, paling penting pelajar yang menyertai SGSP juga layak menikmati perlindungan insurans kemalangan termasuk perbelanjaan pengebumian sebanyak RM3,000 mengikut terma dan syarat.

“Syarat penyertaan ia terbuka kepada pelajar sekolah rendah dan menengah bantuan kerajaan di seluruh Malaysia serta sekolah di bawah penyeliaan Bahagian Pelajaran Menengah MARA. Sekolah swasta pula tidak layak menyertai skim ini. Kaedah penyertaan pula terbahagi kepada dua cara iaitu melalui sekolah masing-masing atau kaunter cawangan BSN.

“Selain itu, setiap tahun BSN akan menyediakan hadiah wang tunai bagi beberapa kategori dan tahun ini jumlah wang tunai ditambah sebanyak RM252,000 berbanding RM180,000 sebelumnya,” katanya.

Hadiah dibahagikan kepada tiga kategori utama iaitu Individu (sekolah rendah dan menengah), Sekolah (rendah dan menengah) dan Anugerah Menabung Berhemah (rendah dan menengah) dari serendah RM8,100 hingga RM52,000 bagi mereka yang layak.

“Sebelum ini, kami hanya menyediakan 80 hadiah dan tahun ini ia ditingkatkan kepada 129 hadiah. Kami percaya jumlah ini akan dapat ditingkatkan pada masa depan kerana banyak lagi ruang untuk ditembusi memandangkan terdapat lebih 10,000 sekolah di seluruh Malaysia,” katanya.

Senior vice-president and community business head Azaddin Ngah Tasir said the bank is optimistic of achieving the target as the KPM offers high interest rates and savings profit which is up to two per cent.

He said the KPM members are entitled to an accident insurance coverage of up to 10 times the amount of savings up to RM50,000 with minimum savings of RM150 and compensation of funeral expenses of RM3,000.

"Besides that, KPM members will also enjoy special offers such as discounts at partner networks like Wet World, A&W, AFCB, Tutor Online, Nurture Magazine, E-reading, Kuala Lumpur Bird Park and many more," Azaddin said.

Speaking to Business Times in an interview recently, he said the bank will intensify its efforts towards achieving the target by conducting awareness programmes to inculcate savings habit among youngsters.

"As the school segment in the country has huge market potential, we will be reaching out to them," he said.

Azaddin said the bank is working with the Ministry of Education to implement the programme "BSN School Attack 2013" starting from January to December.

Its general manager Mohd Yusoff Abdullah said that MIDF is planning to work with several companies under PNB, which own over 4,000 acres of land collectively, to build the properties on the land that they own.

"With only 62.5ha in our pocket, we are running short of land. We have made known our intention to the PNB subsidiaries to jointly build industrial properties on their land," Mohd Yusoff told Business Times in an interview recently.

He said MIDF will either develop the land jointly with the companies or buy the land from them and build on its own.

However, Mohd Yusoff declined to disclosed the name of the companies that MIDF was talking to.

"We are planning to synergise and create catalyst industrial developments with them by adding value on their land. We are still discussing the matter," he said.

Mohd Yusoff added that the ultimate aim is to start selling industrial properties built by MIDF to local REIT managers.

"We are considering selling some of the assets to REIT managers here. That is the next growth for MIDF. The idea is also to unlock the value of the land owned by the PNB subsidiaries," he said.

Mohd Yusoff expects companies like Axis REIT Managers Bhd, the manager of Axis Real Estate Investment Trust (Axis REIT), to look at the possibility of buying the industrial properties from MIDF in the long run.

Axis REIT is the world's first office/industrial Islamic REIT and Bursa Malaysia's maiden listed REIT. It has 31 properties worth RM1.52 billion in its portfolio and is looking to buy more assets.

Incorporated in 1964, MIDF's(formerly Malaysia Industrial Estates Bhd) role is to act as a catalyst for Malaysia's industrialisation and contribute towards the development of small- and medium-sized industries.

As Malaysia's premier industrial park developer, MIDF has so far built 3,095 units of industrial units in 49 locations nationwide with an investment exceeding RM1.21 billion as at January 1 2012.

The payment, the highest since its inception fifty years ago, amounted to RM2.46 billion, comprising RM2.13 billion annual bonus and RM325 million special bonus.

Minister in the Prime Minister's Department, Datuk Seri Jamil Khir Baharom, said the payment of RM2.46 billion was arrived at after deducting RM47 million for the payment of zakat.

"This is the best anniversary reward from Tabung Haji in appreciation of the loyalty of the depositors who have faith in saving with the fund," he told reporters after the announcement of the bonus here today.

He said Tabung Haji's financial position was positive and strong and the reserves accumulated over the last seven years had enabled Tabung Haji to give the depositors the special reward. For financial year ended Dec 31, 2011, Tabung Haji declared an annual bonus of six per cent.

Jamil Khir said Tabung Haji has managed to record earnings of over RM2 billion for the past three years since 2010 and the net profit for the first time exceeded RM2 billion after successfully recording about RM1 billion for the past five years since 2007.

"The profit, after zakat payment and taxes, exceeded RM2.1 billion for the first time compared with RM1.7 billion in 2011, an increase of 27 per cent.

"The profit represented over three-fold increase over that in 2006," he said.

This has resulted in value creation of RM9.2 billion for the depositors' fund since 2006, he said.

Meanwhile, the number of depositors had increased to 8.2 million and the accumulated fund has grown to RM35.8 billion, up 17 per cent and 13 per cent respectively compared with seven million depositors and RM31.7 billion in accumulated fund in 2011, he said.

He said the increase in fund size and number of depositors showed the faith and confidence the depositors had in Tabung Haji.

Jamil Khir said Tabung Haji's total investment assets in 2012 recorded a 22 per cent increase to RM38.4 billion from RM31.4 billion in 2011.

This positive development was due to tactical investment allocation and the consistent funding from the depositors, he said.

He said in 2012 Tabung Haji earned RM1.7 billion from investment in shares, of which RM1.2 billion was from trading in shares and RM530 million from dividends.

"The second biggest contributor was from investment in debt securities like Islamic bonds which contributed RM516 million," he said.

Meanwhile, depositors could check the credit of the bonus at Tabung Haji counters, automated teller machines of the fund's strategic banking partners -- Bank Islam, Bank Rakyat and Maybank Islamic -- from Feb 10.

Tabung Haji umum bonus Jubli Emas 8 peratus, tertinggi dalam tempoh lebih 12 tahun,
Pendapatan 2012 meningkat 28 peratus, keuntungan bersih pertama kali melepasi RM2b

Menteri di Jabatan Perdana Menteri, Datuk Seri Jamil Khir Baharom berkata, ia adalah pembayaran bonus tertinggi dalam sejarah 50 tahun penubuhan Tabung Haji.

Bonus Jubli Emas sempena ulang tahun ke-50 penubuhan TH itu akan dibayar kepada 8.2 juta pendeposit mulai Ahad ini.

Daripada jumlah itu, 6.5 peratus adalah bonus tahunan dan bonus khas sebanyak 1.5 peratus, membabitkan bayaran keseluruhan RM2.46 bilion, iaitu RM2.13 bilion bonus tahunan dan RM325 juta bonus khas. Tahun lalu Tabung Haji memberikan bonus sebanyak enam peratus.

Jumlah bayaran bonus sebanyak RM2.46 bilion itu adalah rekod tertinggi sejak penubuhan Tabung Haji.

Tabung Haji To Increase Investment In Real Estate

He said the board's real estate investments in Malaysia and abroad have yielded good returns, and this strategy should be maintained to ensure the best returns for its depositors.

"We expect to further increase our investments in the real estate sector, and going by the allocation, we should invest up to 20 per cent of our fund in real estate.

"As of now, it's only 13 per cent, so we have room to further expand Tabung Haji's investment in this sector," he told reporters after the announcement of a Golden Jubilee bonus here today.

For the year ended Dec 31, 2012, there were 8.2 million Tabung Haji depositors with a cumulative fund of RM35.8 billion, up from seven million depositors and RM31.7 billion in 2011.

Ismee said the real estate sector is expected to yield an average return of around 5.5 to six per cent, and Tabung Haji will work to raise the rate of return.

Asked whether Tabung Haji is looking to invest all the allocation for the property sector this year, he said: "We don't want to rush as Tabung Haji has a unique investment mandate.

"We can only invest in syariah-compliant investments so therefore our challenge is always to find syariah-compliant investments in the form of real estate."

Tabung Haji is building a Haj Complex in KLIA, Sepang and in Alor Setar, he said, adding the existing investment strategies will be continued including investing in the equity sector.

Beliau berkata pelaburan dalam sektor hartanah di dalam dan di luar negara ternyata memberikan hasil yang baik dan seharusnya strategi ini dikekalkan bagi memastikan pulangan terbaik kepada para pendeposit.

"Kita menjangka akan menambah lagi pelaburan kita dalam sektor hartanah di mana kalau kita ikutkan peruntukan, kita sepatutnya melabur sehingga 20 peratus jumlah dana kita ke dalam sektor hartanah.

"Setakat ini baru 13 peratus, jadi kita masih ada ruang untuk memperluaskan lagi pelaburan Tabung Haji dalam sektor ini," kata beliau kepada pemberita selepas pengumuman Bonus Jubli Emas di sini Khamis.

Bagi tahun berakhir 31 Disember 2012, terdapat 8.2 juta pendeposit dengan dana terkumpul mencecah RM35.8 bilion berbanding tujuh juta pendeposit dan RM31.7 dana pada 2011.

Ismee berkata dari segi pulangan, sektor hartanah dijangka memberikan pulangan purata dalam lingkungan 5.5 hingga enam peratus setakat ini di mana, Tabung Haji akan cuba untuk meningkatkan pulangan daripada sektor tersebut.

MIDF to roll out 10 projects in 2 years

MIDF Property Bhd will roll out 10 new projects worth RM312 million over the next two years, says its general manager Mohd Yusoff Abdullah. Yusoff said the company's revenue has fallen sharply since the last financial crisis, from RM73 million in 2008 to RM48 million the following year.

"We are gearing up to launch more developments and winning new customers. We are forecasting that for the current year, revenue will touch RM60 million and from 2014 onwards, we will be able to record double-digit growth," Yusoff told Business Times in an interview recently.

MIDF, set up in 1964, is a wholly-owned unit of Permodalan Nasional Bhd and a pioneer industrial property developer, providing a wide range of ready-built or purpose-built factories, warehouses and logistic centres for sale or rental in fully developed industrial estates throughout Malaysia.

Since its inception, it has built 3,095 units of industrial terrace, duplex, detached and purposed-built factories, as well as warehouses and logistic centres, with an investment exceeding RM1.21 billion.

"We are quite bullish that there will be at least five per cent growth in revenue this year, driven by our properties that are on long-term lease. We currently have 440 factories on rental, giving us substantial returns.

"We have about 60-odd terraced type units, which we plan to dispose of for RM10 million. These units are not on rental and we are looking for buyers. With the money generated from the asset sale, we plan to re-invest in new developments," Mohd Yusoff said.

As for the 10 new projects, MIDF will construct custom-build industrials properties, ranging in sizes from 60,000 sq ft to 400,000 sq ft.

Yusoff said four of the buildings are for multinational companies and the rest for local small and medium enterprises.

"Under our new business model, we sign sales and purchase agreements with the respective companies first and then design and build for them. This means we will have strong cash flow position to embark on new projects.

"Previously we were focusing on build-then-sell and found it difficult to sustain growth as clients had their own requirements. Because of that, we had stock and that was affecting our profit margin," Yusoff said.

He ruled out any listing plan for MIDF to raise funds, adding that the company has enough cash to finance its developments.

"We have the capacity to borrow from banks but we are not doing it at the moment. We have enough cash to plan our expansion. Going forward, we may work with smaller developers and help them develop their land into viable industrial parks.

"The new approach that we are taking is building custom-build properties and either selling the units or leasing them long term, or for a minimum of 10 years. This way our income will be secure every year," he said.

He said the government and Lembaga Tabung Haji had agreed to maintain the rate as a special gift to the pilgrims even though costs, particularly for accomodation and transport, had risen as compared to last year.

"Last year the pilgrimage cost per person was RM15,150 and this year the cost will increase to RM15,555, but on the generosity of Tabung Haji (TH) through the government, we decided to cap the fee at RM9,980 (for first time pilgrims)," he told reporters after attending a Tabung Haji event here Saturday.

On another matter, Jamil Khir said TH would be announcing bonus and dividends due to depositors for 2012 next Thursday.

Beliau berkata kerajaan dan Lembaga Tabung Haji bersetuju untuk mengekalkan kadar tambang sedia sebagai satu keistimewaan kepada jemaah, sekalipun kos seperti penginapan dan pengangkutan meningkat berbanding tahun lepas.

"Setiap tahun ada peningkatan kos menunaikan haji dalam bentuk tambang penerbangan, penginapan, makan dan sebagainya. Tahun lalu kos seorang jemaah adalah RM15,150 dan tahun ini ia meningkat kepada RM15,555 seorang,

"Tetapi di atas sifat kemurahan Tabung Haji melalui kerajaan, kita memutuskan untuk mengekalkan tambang sebanyak RM9,980 bagi setiap jemaah," katanya kepada pemberita selepas merasmikan muzakarah haji peringkat kebangsaan kali ke-29 anjuran Lembaga Tabung Haji (TH) di sini hari ini.

Beliau juga berkata TH dijangka mengumumkan bonus dan dividen yang bakal diperoleh pendeposit haji Khamis ini.

"Pada masa kini terdapat dana berjumlah RM35 bilion di TH dan saya akan umumkan bonus dan dividen pendeposit Khamis depan," katanya.

Jamil Khir turut menasihati bakal haji supaya mengikuti kursus haji di bawah bimbingan 360 pembimbing di seluruh negara.

Mengenai muzakarah tersebut yang berlangsung dari 1 hingga 4 Feb ini, beliau berkata ia bagi membincangkan kaedah terbaik untuk meningkatkan keberkesanan bimbingan ibadah haji.

"Melalui majlis ini, pelbagai isu mengenai ibadah haji diketengah dan dibahaskan bagi mencari penyelesaian terbaik serta bernas dari aspek teori dan aplikasinya," katanya.
